Earlier Report Observations

Between 2018 and 2020, prefabricated building methods gained a stronger foothold in Czechia, driven by an industry focus on modern technology, sustainability, and the need for labor efficiency. The use of prefabricated concrete elements, promoted for material savings and reusability, aligned with a broader European trend where housing shortages and faster permitting processes boosted modular construction. During this period, production output showed slight fluctuations, moving from USD 915 million in 2018 to USD 880 million in 2019 and USD 884 million in 2020, while the domestic market size contracted from USD 558 million to USD 472 million.

The market expanded sharply in 2021 and 2022. Technological advancements, including digitalization and automation, allowed for quicker and more efficient prefabricated building assembly. This period also saw intense pressure from the residential sector, where a low supply of new apartments and soaring real estate prices increased demand for cost-effective construction solutions. The professionalization of the market, marked by the launch of comprehensive prefabrication services from September 2022, supported this growth. Consequently, production rose to USD 1 178 million in 2021 and further to USD 1 342 million in 2022, with the domestic market size growing to USD 669 million and USD 777 million, respectively.

In 2023 and 2024, the market entered a phase of adjustment. Rising prices for construction materials and services intensified the focus on building efficiency, which continued to favor prefabricated elements. Concurrently, investor and household preferences shifted toward sustainable, climate-resilient buildings with better insulation and a lower carbon footprint, sustaining interest in prefabricated solutions. Despite these underlying drivers, production volume decreased to USD 1 242 million in 2023 and USD 1 106 million in 2024, and the domestic market size declined to USD 678 million and USD 643 million.
